Prudent Growth Operations manages the physical and financial aspects of the majority of the retail, office, and industrial properties owned by Prudent Growth. Our team engages with our investments and designs programs that support and enrich our tenants, residents, and the surrounding communities. PGO assists during all phases of property acquisition including underwriting, physical inspection, and tenant interviews.
PGO provides efficiency by incorporating cutting-edge, cloud-based management systems including our 24/7 Maintenance Hotline and software like AppFolio, Argus, Placer.ai, Reonemy, Crexi, and Click-Up.
Our PGO finance team is skilled at utilizing real-time financial oversight systems. These processes include budgeting, rent rolls, and owner distributions through intuitive software like Quickbooks, Bill.com, and AppFolio.
In order to protect our properties, we constantly monitor conditions and safety with tools like 24/7 monitoring (SkyCop and Stealth Monitoring). We also conduct routine property visits and monthly tenant interviews.

President
Jerry has nearly 30 years of experience as an engineer, entrepreneur, and general contractor. Prior to joining PGO in early 2020, he was the owner of Trinity General Contracting and QRF Maintenance, which provided general contracting and property maintenance services to investors in 12 states and Washington DC. Jerry has been an active real estate owner and investor, at one point managing a real estate holding company with over 30 rental entities. Jerry is a graduate of the United States Military Academy, West Point, NY with a Bachelor of Science degree in Mechanical Engineering. He served 5 years in the U.S. Infantry including a combat tour in Somalia.
Director of Leasing
Martha brings a diverse background in business, education, & science to her role at PGO. She has extensive experience in sales, marketing, & support. Previously, she was the Marketing & Service Manager for XPO, Inc, overseeing worldwide accounts. She was responsible for planning & placement for national advertising, marketing & sales campaign development, and designing and implementing a new global training department. Martha received her Bachelor of Arts degree in Biology from the University of North Carolina at Charlotte & her Associate of Applied Science degree in Medical Laboratory Technology from Wake Technology Community College.
Sr Property Manager
Perry joined Prudent Growth Operations in November 2020 as an intern. In 2021, he advanced to a Property Management Associate, assisting property managers & helping with maintenance. Perry then became a Property Manager, managing properties in western NC & SC. Currently, Perry is a Sr Property Manager overseeing all of Prudent Growth Operations Commercial Property Managers as well as managing properties in NC & SC. Perry's strengths include communication, organization, team building, financial management, and knowledge of accounting and maintenance. Perry received a Bachelor of Arts in Economics & a Minor in History from the University of North Carolina at Chapel Hill.
Sr Property Manager
Kerri Blevins joined Prudent Growth Operations as a Sr Property Manager in February 2023. Kerri brings over 15 years experience as a Regional Asset Manager in the multi-family housing industry and project management to her role at PGO. Kerri specializes in building and managing on-site teams, training and development, monitoring and managing properties operational performance, resident relations, resident retention, and property inspections. Kerri is a member of the Women in Affordable Housing Network and has served on a multitude of training, development and safety committees. During her free time, Kerri enjoys traveling, spending time with family and friends.
Property Manager
Parker Owen is a Property Manager, having joined PGO in August 2022. Previously, Parker worked as an Insurance Sales Representative overseeing multiple accounts for a National Commercial Trucking Insurance Agency. Parker is an extrovert & eager learner, willing to collaborate & work as a team player. Parker is a 2021 graduate of Covenant College, with a Bachelor of Arts degree in Business Administration - Sports Management & a Minor in Spanish. While at Covenant, Parker served as Captain of the Men’s Soccer Team, as well as a Student Athlete Advisory Committee Leadership Member & Sports Marketing Coordinator/ Sponsor Engagement Manager for the Athletic Department.
Property Manager
Franklin McGowan joined Prudent Growth Operations as a Property Manager in December 2022. A Native of Raleigh, Franklin earned his Bachelor’s degree in Business Administration from Wake Forest University in 2021. Previously, Franklin interned at Commercial Real Estate company JLL. He also gained commercial real estate experience at Relentless Collision sourcing and upfitting locations for auto body repair shops. Franklin received his Real Estate Broker’s License in 2019 and also serves PGO as a property accountant. In his free time, Franklin enjoys biking and ceramics.
Property Manager
Will Kenerly is a property manager based out of the Charlotte, NC office. He started working with Prudent Growth Partners as an intern in June 2022. He was originally a member of the finance team and worked under Crystal-Lepine Arrington. Will graduated from UNC-Chapel Hill in 2023 with a degree in Statistics and Analytics and a minor in Mathematics. He is an avid Tar Heel sports fan. Will's hobbies include playing basketball and golf with friends.
